Home staging is not decorating. Decorating appeals to the person living in the house; staging is positioning the home to appeal to the psychological needs of buyers by creating a series of impressions that build an emotional connection to help buyers imagine living in the home. HOME PREPARATION
What do I need to do to sell my home?
We often get asked, “What do I need to do to sell my home?” Or “We don’t want to show you our home until it’s ready.” The best time to have someone look at your home and go over your “updating” plan is BEFORE you do updates. You might be spending more money than you need to or tackling a project that won’t bring you the best return on your investment. Maybe you just need to paint, or maybe you need to do some updating. Here are some updates that can really help increase your value:
Paint: Even though that faux finish that you have might be beautiful with your furnishings it probably won’t work for the next buyer of your house. Neutralizing and freshening your home with just paint can make a HUGE difference! We have a list of neutral paint colors from various paint manufacturers that we can share with you.
Flooring: Old carpets and beat up floors can really impact the value of your home. Replacing carpeting with something neutral and possibly brighter can really show off your home.
Pre-Inspection:We often recommend getting your home inspected prior to listing it for sale. By doing this you get a heads up on what’s going on with your home and can address any major issues before your put it on the market. We also suggest getting your septic system pre-inspected (if you have one) because that is one of the bigger expenses you might incur if it requires maintenance or replacement.
Cabinets and Appliances: Older cabinets and appliances can make a home feel outdated. Sometimes painting cabinets and/or replacing smaller vanities in bathrooms can make an older kitchen or bathroom look newer. There are many options for cabinet colors and we’d be happy to share them with you.
